Our services are delivered in defined stages and follow the RIBA Stages of the RIBA Plan of work. This gives you the opportunity to commission our services for the stages relevant to your project.

Home Extensions and Refurbishment services
From the first meeting when we discuss your brief to completion of the project, we will assist you to achieve the project you wish to do. Here are the different stages:
We meet you and discuss your aspirations. We propose the best options, with the aim to optimise the light, the space and of course the budget you wish to spend. You will be surprised by the space we can discover in your house!
Developed design and Planning Application
Once you are happy with the concept of the project, we will spend more time transforming ideas into something that can be built. This includes coordinating the work of other consultants into the designs. We will also discuss your project with the Local Council and submit a Planning application on your behalf, if required.
We will liaise with Building Control on your behalf and prepare the technical drawings to ensure your project meets the Building regulations.
Pre-Construction and Technical drawings
We will now prepare the technical drawings and a specification and/or a schedule of works that will be used to price the tender and construct the building. We will invite and appraise tenders from builders and advise on which building contract to choose.
Throughout the construction phase we can administer your contract with the builder, carry out regular inspections, deal with queries, instruct any additional work required, monitor progress on site. With the Quantity Surveyor we will also keep track of cost, value the works and certify payments due to the builder.
Completion and Handover
When the project is completed and ready to handover, we will inspect and value the works and issue a certificate. We will be available after handover and during any defects period to arrange for certifying the final payment.
